St. Petersburg – Etalon Group Limited (“Etalon Group” or the “Company”) (LSE: ETLN), one of Russia’s largest and oldest residential real estate developers, is pleased to announce it has acquired a land plot for development of a new residential real estate project in the Primorskiy District of St. Petersburg.
The project on the 1.4 hectare land plot is expected to have net sellable area (NSA) of 34 ths sqm, and to be delivered in 2017. The land plot is on Beloostrovskaya Street, just 500 metres from the Chernaya Rechka metro station and 3.5 km from the centre of St. Petersburg.
CJSC SSMO LenSpetsSMU, part of Etalon Group, won an auction to acquire 100% of the legal entity holding the lease rights to the land plot at a price of RUB 385 million.
Etalon Group President Viacheslav Zarenkov said: “We remain committed to using our strong financial position, with net cash of USD 29 million as of 31 December 2012, to acquire attractive new projects that we believe will build shareholder value over the long term. We are already land bank sufficient through 2017, and with each new acquisition we secure further value and growth for our shareholders in the future.”

Operational and Financial Highlights
As of 31 December 2012, Etalon Group’s portfolio comprised 35 projects, with a total of 3.58 million sqm of unsold net sellable area ("NSA") in the St. Petersburg and Moscow Metropolitan Areas. Jones Lang LaSalle valued this portfolio at USD 2,369 million, a 38% increase in the market value from YE 2011.
For the year ended 31 December 2012, Etalon Group’s new contract sales totalled 316,466 sqm, or RUR 23,739 million. Deliveries in 2012 totalled 363 thousand sqm.
The Company recorded revenues of RUB 26.9 billion and EBITDA of RUB 6.9 billion, with an EBITDA margin of 26% for the year ended 31 December 2012, making it one of the most profitable players in the sector.
Etalon Group’s net cash position at 31 December 2012 was RUB 890 million, leaving it well positioned to fund continued dynamic growth.
